I plan to travel to Phoenix next month to chose the right agent, look at property, learn more about the neighborhoods, and talk to lenders regarding financing.  

Unfortunately I was injured pretty badly and was medically retired from the military recently.

But we want to "retire and travel" soon and want to be done.

I am looking at properties near the Medical Center and Kirby/Montrose/Galleria areas.  

Could also use Airbnb to rent furnished units to traveling nurses.Property is in good neighborhood of quaint town. 

I didn't take a commission of course so add about $9k to this for everyone else.During the almost two years of owning the place I was able to live for free, learn how to be a landlord, buy a 6 plex in Louisville, KY and travel quite a bit more than I had in the past.

I currently live in Northeastern PA and am looking to buy a duplex in the area to rent to Medical students (maybe undergrads as well?)

Underwriter will not check off on it income is travel nurse income. 13 week contracts, same company for last year and never any trouble getting continued employment.

Two things that we often tell investors is look for the deal regardless of location (but for OOS include travel costs, etc).
