As for what to read...to be honest...much of the information in these forums is going to be superior to most books.  

If you can produce that in multfamily multifamily will be superior, but often it has more vacancy and more repairs.

Single families are priced higher here then somewhere like Michigan, I find multi units far superior anyways in terms of cashflow over time and being able to scale into bigger and bigger buildings.

The program offered to search for properties is highlighted as superior than others or to give a inside lead.

For one of the most cogent arguments for the idea that "value" investing is real and produces superior returns over the long run read the billionaire Seth Klarman's legendary book "Margin of Safety."

I have developer friends and other investors even if they are a broker/agent have another company list and sell for them because they have other things they want to do.Some people can pinch pennies by stepping over dollars or they can have an ego superiority type complex.

But if you can accept the maturity of the market there are still many pockets geographically where ROI can be superior to where you're at.
