If it has a Dandridge, Kodak, or Seymour address I’d stay away unless it’s bought below residential appraisal and even then it’s a gamble. 

Heck, what’s our gloves and mask use percent at, 35% maybe  Ask 1000 Vegas residents if they would gamble 2 feet from another person tomorrow if they could.

Some properties command this, but it’s a massive gamble and just because you do an enemy method thinking you can undercut, there are a bunch of buyers pre Covid who have extremely low operating costs, and if needed they can undercut you right back without forcing themselves into liquidation.

Folks Foreclosure rescue laws can get u in hot water w the FBI and the attorney generals office, every state is different.Secondly, sale leasebacks are a gamble, never do that , find them another home, a lease option perhaps.Bill Gulley please comment.

I'm actually more in line with Bill Maher when it comes to religions, although, unlike Bill, I respect people who believe as long as they don't preach or impose to/on others.However, I don't smoke, I don't drink and never have aside from casual social settings, I don't do drugs and never have, I don't gamble and I never cheated on my wife.

A good or bad gamble for a buck???

If we recognize that there is a good bit of gamble to this game we might all make wiser decisions with our finances.
