One of the agencies that stages homes in my area has some really good statistics on staging and how they affect potential buyers.

@Adrian Stamer not sure why the agencies wouldn't work in your situation.

It has put many small operators out the type of operation you are describing.There is also the issue of being in Compliance with numerous state and federal laws and the only way to do that in a manner that regulatory agencies will find acceptable is to have a formal Compliance Management System in place and actually in use.

Hi Richard,If you want to be in the Agency 30YF competitive fixed rate world, it would have to be two distinct mortgages. 

Do you have agency agreements in place with these people?  

Government regulation from one agency causing consequences against another agency, when each agency originally intended to target the "rich landowner".  

It wasn't too difficult.Even if you go with an outside agency, you'll need to help them target ads for your specific needs.

If your seasoned, understand agency, understand fiduciary responsibility and know how to negotiate then call the listing agent.
