Some things as a startup landlord you'll want to keep in mind when selecting a software:Does it have integrated payment processing solutions, ACH, credit card, etc.Does it provide you background screening reports, and how comprehensive and accurate are those reports.Does it give you a place where your tenant can login to make payments and/or view their account.There's a lot of great packages out there that would work well for 4 units and grow with you.

By the time you pay for soft costs such as soils engineering, architectural design services, structural engineering, title 24 and permits plus construction costs it just won't be worth the head aches and even then it is a very time consuming effort.

With my tenants, it's rarely a problem but with tenants without a regular paycheck who can't budget, then it doesn't help me chase rent.The advantage of this system IMO is that there is no clawback because it uses the ACH.

I don’t think the original owner enforced his fees, and he accepted partial payments, while we do not.To keep track of rent payment, to generate invoices, to manage work orders, and to enable ACH direct debiting, we signed up for Rentecdirect.com as soon as we closed on the property.

The two designations are very similar in most cases.Attorney - licensed by his state to practice law, just like doctors are licensed to practice medicine.

Grace period ends tomorrow (Friday) I expect four more will pay then-- that's what they always do.Everyone else (28) has either paid or has automatic ACH debit scheduled for a date this week.Two tenants are bi-weekly and not due.
