OK, I guess if you had a tenant work in the place and they fell off the ladder, they could scream for workemens comp...etc., but I don't see this as a really valid risk painting a room since most people paint their own rooms anyway, but I guess the answer would be if you were comfortable with it and you could supervise so light switches and ceiling fixtures were not covered in a pale pink.

This tells me that the market is screaming for a mid level accommodation, and that's going to come from one of two places - either you are going to upgrade and fill it OR somebody is going to buy the dead motel and modify it to fill that void.

@StevenAccount Closed I appreciate your input, this is my first property and when I say it wasnt a screaming deal I don't mean it was a bad deal by any means just that I didnt aquire it through some sort of avenue like direct mail marketing where I bought it 40cents on the dollar, thats all.

If there are a lot of vacant houses, overgrown grass, cars on the lawns, or other unsightly items, then you will have a good idea.A duplex at 63k in that neighborhood doesn't look like a screaming buy, but once again, we don't have specific details.
