Then on the show American Dream Builders on NBC, they did an episode where everyone had a tiny home to decorate, they were modulars, and WOW they were so creative! 

No over the top themed decor or Keurigs. 

- Floorplan must have good "flow"- Neutral colors and decor (off-white/beige walls, white trim, white ceilings, etc)- Price it 5% under compsThis criteria usually results in a sale within 15 to 30 days.

Price point is high but the speculation strategy is proven and as long as you have a beautiful ocean view, easy beach access, great decor, and good reviews... 

I spent about $600 on startup costs: two sets of sheets, blankets, towels, a nice single cup coffee pot, some other decorative touches, and keying the walk out basement door.  

There's an agent here who {over} uses the phrase "awaiting your decorating touches", which translates into "the shag carpet may be gone, but the appliances are still harvest gold and nothing else has been touched since 1978".  

You hit the nail on the head , I talked to nearby buisness owners, and they said the pizza store was in action for 18 months , the proprietor was renting the space from the building owner , he bought all the equipment on credit , unfortunately for him the buisness just never took off .Apparently the product was ok but takeaway was minimal , he did not have a delivery service which probably hurt also , it’s a shame for the guy as he made a beautiful job of decorating the place etc .I’m the end he was way behind in rent and he was thrown out basically and the equipment held.

I have very good skills in decorations and I knoe a lot of good contractors but how to find a deal and money? 

My rentals are all solid floors, and there is a pet deposit.Its a blank slate for decorating.

If you're completely color inexperienced, you may even want to bring in a designer/decorator to help you.
