Detroit is doing much better than it was and they should be optimistic but people are hardly fleeing Chicage for Detroit in droves.Detroit as a city can not hold a candle to Chicago in any way shape or form.

Same goes for plumbing leaks, even not so obvious leaks like a wax ring on a toilet, may have a very small leak. 

I've had had to replace planks, put in patches, spot sand, refinish original waxed floors, but polyurethaned oak as a whole just keeps in keeping on and printing money for us like nothing else.Granted, these are rentals.
