As for deal specifics, I like a 8% return with at least a 2x equity multiple and a favorable waterfall (at least 70/30 hopefully better).

It would look a bit more spectacular in my case ;-) But I would definitely build a small water park on my property…that’s a must haha...I love everything that has to do with water...maybe with a small waterfall in the entrance area of the house as well…?
