Wood Floors not sealed, tile not properly installed and grouted, cheap flat paint that the tenants can't wipe finger prints or food splashes off, countertops not caulked so water gets behind causing water damages, the cabinets were painted over not replaced the list goes on and on.

As a sidenote I see people doing this and jacking up the price of the home to seller finance to above market value - if you do this you better be VERY clear with your investors that you are writing a $300k loan on a $250k property as if you do not you can get in some serious hot water later on down the line when doing valuations of the company. 

Lot rent is $365 and includes water.

So thankfully with the help of my mentor and his crew of Six, we were able to complete all prep and are amidst our final pass for sanding floors before our water-based polyurethane.

The water may be backing up from another fixture that is not draining properly.

Transfer the water meter to their control. 

I can't remember exactly, but I believe the main ones had to do with additional parking restrictions and water.

Our go to lender to @Jose Valdovinos with Cross Country Mortgage...I am almost certain that they can do loans in the ATL, but hose can confirm. 

No extra fees added for repairs, I'm allowed to contract my own people via the PM to do services(HVAC, lawn, water heater, etc.)
