Search warrant being served is not grounds for eviction.

Some of it probably is warranted others probably not things do happen.

That's the really the first thing to figure out, if conditions even warrant or allow this strategy. 

@Joel Oh i'd think just OFFERING this to every guest for a fee that makes sense for YOU would warrant the write-off, but again partner with a cpa who specializes in REI to be sure!

The alternative would be to bring in new trades to assume the partially completed work and even if you are able, I doubt they will warrant the work.

I am not too familiar with your states laws, but know that they are not considered pets, therefore do not think a "pet fee" is warranted.
