Your numbers are pretty detailed, but I think it really depends on your goals.Anything other than a 5-star review will kill you slowly on Airbnb so I would just be worried that you are trying to hid the middle, but that will be a lot harder if there are nice ones and other reasonably priced lodging near you.

Hello,I hired a lawyer from Upwork.com who has received many 5-star reviews.I asked him to write a lease agreement.

The cleaning fees and platform fees combined can exceed the cost of a couple of nights at a four-star hotel, not even including the rent.That’s a problem for not only the hosts, but the platforms.

We have been in the vacation rental space for 8 years with a 5 star rating in 3 states.

On a scale of 1-5 stars, I give it a 3.5.  

Another said they were verbally assaulted on the street away from our home; they still gave us 5 stars but the content posted is bad. both aren’t in our control but Airbnb isn’t taking them down. we asked them to take down the 5 star because what she said in the review was awful, but they said it didn’t violate their policy.

We pride ourselves on delivering the highest levels of service but as in any business, not all surveys will be 5 stars.
