Rarely are non oral appeals successful. 

I can certainly see the appeal of a low cost property that you own outright that cash flows immediately vs. a long-term investment where you are paying a mortgage every month and hoping for appreciation.  

While cashing out more equity might seem appealing, it will result in a lower cash-on-cash return due to the higher rate and LTV.

Excluding #1, cash to invest, the other three (whether collectively or as a whole, can be appealing).   

Plus, it’s a corner lot with a big yard, which adds a lot of appeal.
