I simply view their Sec 8 voucher as additional income and try to make sure all else shows a quality tenant. 

It's also worth speaking with a local real estate agent to identify the best neighborhoods for rental income potential.

My clients tend to have net worth of 1 million to over 100 million that are individuals.As you move up the net worth list cash flow tends to drop down on the list of concerns to maybe 3rd after wealth preservation and tax benefits.Residential is more of a work for yield play.

But here I sit without my first property still(I've viewed many) So another recent question I have asked myself.

I'd love to buy there again due to inventory and performing rentals but it's not worth it at this time.  

The law views it more like a delayed closing than a mortgage note.
