Henry, you’re a REAL real estate guy - we can’t just take a vacation - we HAVE to still think real estate!  

Most folks I speak with seem to want this exact ideal in a vacation - it seems many of us are trying to escape the hustle and bustle, reconnect with nature, and decompress from every day life.

Vacation rentals are usually much nicer, are close proximity to attractions (beach, mountains, lake, theme park etc) and have nicer or more ammenities.

I am a new investor who has been looking into the Jax Beach area for STR / vacation homes as an out of state investor. 

I didn't take vacations and worked 12 hours a day, sometimes 7 days a week.  

Give her 30 days to vacate or start the eviction.

Tenant may have forgotten to cut it before a vacation. 

The unit they vacate unit goes on the market, giving the next person an opportunity to move out of their parent's basement, or get their first apartment. 

You could look into doing a vacation home loan.
