Generally speaking, your acquisition budget needs to be at least $320k+ unless you're looking at a fixer-upper.

If tenant knows you do not have insurance, which they could learn by searching for you on the internet and finding this thread, they have the upper hand.

Was the structure different when you joined, was it a different program, or is that how they run the upper two levels of this program?

I’m aware that the process of getting a conventional or a FHA loan is a bit more strenuous as a 1099 and wanted to know the best course of action I should take as I’m trying to purchase a small fixer upper multi-family investment property hopefully by 2026.
