For reference, in my area (Cincinnati), in all the apartments I've ever personally rented, having heating and cooling be landlord-paid is unheard of.Would it make more sense to A. invest about $2,000 into baseboard heaters and window ACs, or B. simply begin raising rents with future tenants to cover this expense?

That being said, the prices on properties is still reasonable considering what they rent for .. there are still a ton of properties that meet the 1% rule or better .. its not unheard of to find properties that can bring in $200 a door net on rentals .. then add in the properties that can be flipped for a profit ..

Now I wouldn't say that this type of setup is unheard of, but normally you would be looking at an annual rate of 12-18% on something like this.

They state that gross monthly rents should be either 1% or 2% of the purchase price of the property.Both are almost unheard of inside RT 128.
