The other thing to note is most times Pref equity is pretty save assuming a 10-20% market correction but in 2021-2023 we saw a 30% correction meaning pref equity in deal specific deals were underwater without any options.

You can do a subject to transaction but that is not legally assuming the loan.the banks got rid of assumable mortgage long time ago.

You can probably identify the builder of the subject property by contacting the City of Gatlinburg - they will have this information on file.Purely from an investment standpoint, building a cabin from scratch is by far your most expensive way to invest in the Smokies right now.
