As my first investment, I'm worried about tenants having no visibility or accountability for actual utility cost - but seems like this is unavoidable when renting by the room.

There have been some unavoidable dips due to COVID but is still profitable.

In other cases the lease break was unavoidable due to job change out of the area and I sent them my policy. 

Thanks Chris, Yes it's looking like a 20' easement is unavoidable. 

The tenant had a legitimate complaint, the landlord had an unavoidable delay in addressing the complaint, the tenant voiced frustration, they landlord felt uncomfortable, the situation escalated and the landlord ended up evicting a long-term never late tenant over a non-issue. 

To be blunt, their business model makes it unavoidable that you'll be dealing with employees that have less than zero stake in your STR business. 

If I was investing in residential anything, I wouldn't count on this potential easing being a factor.However, I do know exactly where the new trestle will be going - there's only one option - and that the project is going to require purchasing millions of dollars of "wetland mitigation bank" credits for habitat that will be unavoidably destroyed.

@Evan Howe To echo what others have said on here, the $800 annual LLC Franchise Tax Board fee is usually unavoidable. 

Property management is an unavoidable expense, whether you do it yourself or not!

However, due to unavoidable circumstances, I have not been able to rehab it.
