Yes, it's true that you might be able to find a product you need at a greater discount when a brand like Wayfair or CB2 is having a sale, but I've found that they truly do offer superior discounts at scale, even considering the fee. 

if you buy a long term rental, you may not see true returns for 5 or 10 years (although there are other immediate potential benefits, like passive losses on your taxes). 

The most useful switch I made was from a vendor who kept insisting the water was fine (it wasn't and no, the chemicals didn't just need more time) to a true pro who doesn't gouge us for maintenance and does a consistently great job.

These days too many people have too little coverage in case of a rebuild so you do want to make sure you understand the true cost of a total loss.

Or you excluded something from the actuals but didn’t also exclude it from the budget numbers to get a true apples to apples comparison (yes).

. ;-) There is nothing false wiih what @Henry Clark said.Commercial real estate is broad - Office space, self-storage, Farm, Data centers, residential properties above 4 units, etcIt can be true that one part of commercial real estate is suffering while others is thriving.

It's hard to get millions of people to agree on anything, but it is a very tried and true way to conservatively grow a portfolio.
