Tread carefully in Baltimore and other investing areas. 

I am by no means a bleeding heart but to me your treading on discrimination of the disabled.I would not recommend putting this in your criteria.What specific reason do you have for specifically targeting those over 300lbs?

Rachel:I would go even further and eliminate collecting any form of down payment credits (this is the part that tread into the grey area of an instalment sale or financing).  

Matt,you need to tread lightly here.The previous landlord committed an illegal act renting a space that is illegal to call an apartment.

He/she may have a simple public look up in their MLS for tax records but it will not always show the current owner.The gentleman that is taking care of his mother I would tread lightly with.

This might not be the proper location for my question but the people I look up to most tread this section.

I told the guy I was uncomfortable with his questions and that I believed they were treading near a fair housing violation.

.#1 if it costs 5-10% of the dwelling to replace ( coral bathroom fixtures or a suite of chocolate brown appliances) tread carefully. 

Minor repairs definitely do bite into the bottom line but it is a slightly positive cash flow.I just am tired of treading water - I am not building equity, I am still underwater when I look at comps in the area (I think the place is conservatively worth 350K).I am not real-estate saavy enough to know what my options are.(1) I dont think I can refi cause my LTV is horrible.(2) I cant sell without paying out of pocket(3) I cant short saleAny ideas for an exit strategy?
