@Ji Choi I haven't worked with a wholesaler before so I can't speak to the process but I would be cautious if I were you. 

I've had concrete two story stairs collapse; a full room plaster and lath ceiling fell due to slow roof leak, narrowly missing occupants; kitchen waste line main was blocked, several floors above were draining out of our kitchen sink...in a million dollar plus 2 bedroom condo...for a couple of days, as the people below were out of town also so there was nothing reported; I've had Tenants on a few occasions walk out the door leaving EVERYTHING behind; a well known Bail bondsman vacated a property that had apparently let multiple pit bulls live and crap throughout the multi-million dollar house; Military Tenant who was separated from wife, but she came to visit, they fought, SHE got a TRO against him, and of course she had no income and paid no rent for the several months it took to evict; Another Tenant, quite elderly, lived in a walk up and had two yappy little dogs.

@Dan Cho,I have definitely picked my father's brain a few times and I plan to continue looking for information and to build upon that my knowledge here on BiggerPockets.

Even an Ex Parte TRO will only temporarily stop any proceeding that good luck getting one of those.

@Junseok Choi I don't know where you are from but my advice would be to travel to the US and visit the markets you are interested in.

Ask them first what if any repairs or upgrades they need (when you introduce a rent increase they will suddenly remember what needs to be fixed, cut this off by getting them ageable that the home is in good shape first) Then let them know that an increase is coming, and I like to offer some choice, even if they really arent choies, it makes them feel more in control.
