At 5:30 AM on Sunday, their car alarm goes off and wakes everyone in the cul-de-sac up.

For example, the tenant didn't replace a single light bulb or the tenant took the batteries out of the smoke alarm...it seemed it kept going off when they were smoking apparently.

Also keep an eye out for evidence of any lease violation.... unauthorized occupants, unauthorized animals, tampered smoke alarms, damages, etc.In addition to checking all of the smoke alarm devices, plumbing fixtures, electrical fixtures, appliances, and operation of doors and windows, ask the tenant if there's anything that's not working or needs attention.

I ended up having to rewire the apartment and add connected fire alarms.

We do not have a security system/alarms set up.

What is alarming to me is that the average price per square foot on most of those zip codes has gone up by about $30 over the past 5 years...
