Mine can set door codes, message (or call) guests, schedule cleaners, adjust the thermostat, monitor my cameras, & call a plumber just as easily as a local PM can, for 1% of the costHire good cleaners, a solid handyman & befriend some helpful neighbors.

Taylor, Thanks, yes it was a great project, we renovated nealry all 112 units with new kitchens, baths, flooring, digital equipment like smart locks, nest thermostats, installed a common area on the 8th floor with new windows overlooking the lake and then some other cool things like EV station, Dog Park - all common areas, new office - really changed the entire dynamic of the sapce.

Looking to get ideas from the BP community on some new ammenity ideas for multi family properties, real out of the box stuff, not the run of the mill stuff like pool, gym, secure parking ......Would love to hear success and fails equally-Currently, I implement a plethora of varying ammenities at the multi family communities: pet park, EV station, bike station, vending, on-site laundry, rentable garden space, digital locks, USB Outlets, community lounge/entertainment area, on-site porter service, 24/7 maintenance, wifi, digital thermostat, UBER Home......

is this reasonable - it’s pittsburgh. with one boiler and 4 units, they really can’t control the cost). some room to do some things there - thermostats for each radiator - roughly $200 a pieces, 14 needed - easy. otherwise ‘double hung’ thermostats - the open the windows if too hot!

As i was eager at the time and not as knowledged as i am now i didn't do the proper investigating to notice the homes heating source was a single unit oil based furnace (thermostat being located on the first floor with the tenant).

I used an electric baseboard heater on a thermostat so that it would turn off automatically when it got warm outside.
