@Alyssa Wright I couldn't agree more...I find Apartments.com, Zillow, Rentler (all sites that are supposed to be tailor-made for real estate) to be very user un-friendly from the landlord side. 

Those aspects of the home are where they "see" value differences for themselves. 

Consider Autohost or Hostfully both offer robust guest verification and deposit collection, tailored for professional hosts.

Moving to a portfolio model—where a pod (1 PM + 2 VAs) manages all aspects of 200+ units—streamlined operations and improved accountability.

I wouldn't get my hopes up as he really has no obligation to, but if he sees a $5K item he can offer and forcing the legal aspect would cost $5K as well, he just might go with path of least resistance...The other aspect is you should 100% figure out exactly what the cost for you to take care of your items would be.

I don't know but I do not think you would be able to tell if he was good or not since you are so wildly confused by every other aspect of this business.
