Cost segregation and advancing depreciation has its pros and cons depending on what the individual investor's goal is.

kind of like prosper and those type of companies ( which I cant see loaning money to individuals totally unsecred like a CC company ) that seems like super high risk. 

For instance, in my private lending, I dont really give a numerical credit score much weight, but I absolutely look at the composition and history of the individual tradelines on a report if the borrower is a smaller outfit, such as a single member LLC or similar solopreneur-type operator.

I really don't know the market there well enough to guess the definitive answer but I know when I break down the data in my own market, I see a wide variation in price trends in the individual price bands.

The idea is to convert a multi-family building into condos; but not in the traditional sense where you separate pre-existing apartments into their own condos; but in a way where you combine the common areas of all of the apartments in that whole building, and turn the individual rooms within those apartments into condos themselves; thus transforming the hallways, kitchens, bathrooms, living rooms, dining rooms, porches, balconies into common areas of the condos. 

Though I would caution you on hard money lending until you understand the industry a bit better, that can be very rewarding but you have to be able to do your due diligence on deals because you're turning over your hard-earned money to an individuals project, often a flip. 

This duplex will most simulate TWO INDIVIDUAL HOUSES.  

You have a far better chance trying to sell to an individual than targeting hedge funds.
