Sounds like the kind of demographic/demand in north San Jose is more suited to MTRs while still providing the option to fill interim vacancies with STR using the 180-day limit.I have another question - Section 4741 allows HOAs to prohibit STRs of 30-days or less.

Hey Derek, not sure if I'm qualified enough to answer this, as it sounds like you are trying to commercially lease to a bigger box assisted living facility/company, but you could consider:- Leaving the residential as residential, subdividing, and building to suit residential assisted living homes.

Cant lose a suit for telling the truth :)  Bottom line though Real estate has risk in all investments..

From what I have noticed looking at the MLS, your money goes way further in Saskatoon because you can purchase properties with up to four units, whereas in the other two cities, I mostly see single-family homes with (maybe) a basement suite.

I ended up finding a photographer on Instagram who was fast, affordable and really focused on STRs in Dallas. 

With the right strategy, you can leverage the flexibility of real estate to suit your available time and financial goals.

I feel in the event of a law suit, it will ultimately come down to whatever the judge/jury decides...again...subjective.
