College students may appreciate a quiet study area or a place to visit with guests while their roommate studies in the apartment.Maybe there's a need for a coffee shop or other small business that needs very little room but also provides a service your tenants would be interested in?

I'm 21 and a full-time student majoring in International Business and Finance. 

It's current tenants are not students but my plan is to replace the tenants with students within the year after purchase.  

It has strong rental demand from OSU students and young professionals and stable property values.

And for the record, no one here is trying to sell anything to this student—not me, not anyone.
