It's called: professionalism.If you like him and want him to want to work with you regularly, then strive to be the kind of customer that is a pleasure to work for i.e. pay him on time, don't micro-manage, be appreciative, etc.  

If the seller agrees to pay them then I don't think asking for a discount is relevant.On the other hand if they weren't going to pay them then you would subtract some or all of them from the purchase price.You should strive for a win-win scenario, not to take advantage of the seller.

Holding it longer than a year is what I always strive for.

I ignore the pro forma, stated by either the seller striving for a rosy projection that will get your attention or by a broker striving to present best possible numbers to sell this property and move on.

I would ask for a commitment from all parties involved to strive to that end.

Regardless of that, I will not give up and I strive to be someone who one day is respected and sought for advice and knowledge among the great walls of biggerpockets.
