CAP rates and COC returns are nothing spectacular.

Martin   That is a good question.I always believed that when China does hit a recession, it will be in spectacular fashion.

Prospective tenants from the same complex walked in and made an offer on the spot.Another unit in the same complex with a spectacular lake view but older kitchen was on the market for months.

The downside is that they don't have safety features that a modern furnace does, and in the words of one furnace expert, when they fail, they can fail spectacularly.

I also realized that although returns on Las Vegas real estate seemed spectacular compared to NY, there are other areas of the country offering even better returns today. 

I agree that the deal isn't spectacular.
