The fund could essentially pay no preferred return/dividends to the LPs (Class A Members) during the holding period and then upon a Capital Transaction the GP (Class B Members) would still be entitled to receive 30% of the distributions, simply after returning the LPs initial capital contributions.

(Just discovered I actually did it wrong earlier.

I do all the expenses (simply because that is easier than me communicating with Bookeeper every time I have a charge) and she does inputs on monthly statements, balance tracking, basis, loans (7 loans), and reconciliation. 

Where as realtor simply dont..

@Michael Klinger  As others posted, SoFi and Discover personal loans are good options and I've used them in the past.  2-3 business days from application to funds in my checking account. 

It may create a problem for you later if your bank discovers the account is owned by an LLC that no longer exists.

I'm not satisfied with not filing the rental in an LLC simply because it's more simple and might cost me an additional filing fee .

They've ruined many financial lives and simply don't care.
