Utilizing a simplistic "market capitalization rate" is useless.

This is overly simplistic but basically, it is better to buy the commodity before inflation hits because it will become more expensive later.So, in answer to your question, I am not worried about inflation's impact on my rental properties (because their value (and the value of the rents) will increase.

Some people use the 1% rule, but frankly, it is overly simplistic.

You believe the most important factor is their ability to maximize the sales price but that seems simplistic.

This might seem like an overly-simplistic suggestion but maintaining the property and providing a safe, clean home for tenants goes a long way in motivating people to do their part.
