If you are going to self manage you will need to build business systems and get a list of reliable vendors.  

Self managing should be easy, if not then that Realtor can probably help you with the rental side of it. 

While he’s definitely a self-made guru, he comes across as someone who genuinely wants to do the right thing when you speak with him.I understand many of you have had frustrating experiences and feel let down by the system, and I’m truly sorry to hear that.

If you're trying to save money or learn by self managing that is fine... but then you have to deal with this type of thing.

To answer your question, no I do not use a PM, I've been self managing for a few years.

Even when I self manage I include pm because it is work and I do not work for free.
