I learned the hard way .. i had a pre foreclosure rescue that was going to be lost the next day went to record my deed but the guy owed 15k or so in back tax's had to scramble to the bank get a cashiers check for the 15k run back to the recorders and pay and record my deed.. then send a courier to Seattle with another cashiers check to stop the trustee's sale. 

I could use a tenant's Wifi, but then when they move out I'd be scrambling to keep the doorbell working!

That way you look professional and aren't scrambling to find a buyer when you find that distressed property an owner is willing to sell.

I recommend you do your research and find them before you buy the house so you're not scrambling to put something together.You can start by going to www.narpm.org and search their directory of managers.

If I didn't have significant monthly cashflow coming in I would be scrambling to figure out the next hustle too.
