She is financially irresponsible, living beyond her means, rent would never be paid on time and having her as a tenant would place a serious emotional strain on your existing tenants.

I would put in his head that he should think about relocating in the near future (make up any excuse you want) as it’s not going to be any easier to raise the rent next year and it’s just not worth straining a families relationship for 40 bucks a month.

Quick update: we made an offer on Fairfield property & the offer is basically dead (at the moment), seller is refusing to drop below $360k ($5k below current ask), so I'll circle back in a few weeks to see if they've decided to finally get with the program and sell (vs getting foreclosed).Came across another very compelling unit, but there are already 6 offers (of which at least 1 is full ask), so not likely to be able to get that one.Working on getting our home on the market (we're delaying till 3rd week in May when our daughter finds out if she will be doing clinical rotations in Philly area hospitals - she's finishing up 2nd year medical school).

All of the structural issues with the crawlspace are all related in some way, the foundation cracks may have shifted the structure a little bit causing the piers to rotate and lean and then the piers, when they leaned, maybe caused the girder to lose proper bearing.

@Shane Ward The OP is from the Philly area, so a legitimate alternative option to buying an STR in a market they aren't close to / familiar with would be taking those funds to buy an actual investment property, and using the cashflow to fund vacations indefinitely at whatever destination they choose (especially since they already rotate between 3 different vacation markets due to friends & family).

@Ned Carey with an engineering co-op it’s not consistent income because it’s non continuous rotation until I graduate and once I graduate then I’ll be a regular full time employee.
