So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

This not only refers to lay people; attorneys also can invest with no research.  

Just do thorough research on the local market and have a solid plan for managing the properties remotely.Good luck!

You have to do the research on the property itself to make sure it makes sense and is a good investment strategy first.

I understand I should seek further guidance, I'm just conducting preliminary research to formulate a course of action.

I live in Charlotte and would prefer a multi-family investment property that is within a 3-4 hour drive so I'm considering areas that include: Charlotte, Raleigh / Research Triangle, Charleston, and Atlanta.

My biggest question when I was researching all the programs was "If these people are so successful at what they do, why are they charging so much for all of this and always trying to upsell?" 

I advise you to research them.

Have you researched if your property taxes will change at all when you move out and rent it?
