He found a reasonably priced repair man, had the work performed then talked him down on price saving me close to $200.00.When the gardener/maintenance guy arrives, he works besides him at no charge.We're selling that house and he has offered to buy it if his investment property in Germany sells.He too is a property investor; family is finishing up both a 46 unit and 8 unit residential developments.

Its not even close how over-budget I am.If you cannot, or will not, do any CAPEX/maintenance on your own -- 10% budget on each probably won't cut it.Find yourself someone you can trust -- a landlord, a repairman, someone...and have them walk through a potential property.

We did however reach out to the repairman the landlord has been using for years, and he agreed to help us install a new closet and some extra shelving around the house at cost if I would help him.
