To be frank, I don't know which markets or product you are referring to when you say rents and value have exceeded your estimates. 

Midtown refers to a specific area and it's quite desirable. 1/1 MTRs would do well here IMO.

Even flips are getting razor thin margins (see reference below).

That whole post was me referring to Renter's Warehouse as RW. 

We (the buyers) notified our agent that the property must also be move-in-ready.We received images of the interior and exterior which showed the property in move-in ready condition/what appeared to be minimal to no deferred maintenance issues, the listing said "property inmove-in condition/turn-key".

Not sure what markets y'all are referring to, but In the Chicagoland area, the 1% rule stays strong.
