The reason I ask is that it is technically a recreational vehicle, however its going to be rented on a lease agreement for 6-12 month basis.  

Banks won't lend on it like traditional investment properties and often times unless it is agricultural or recreational, there will be limited income generated by the property until you sell it or develop on it.

Mine states all vehicles must belong to Tenants, be operational and licensed, no trailers/RVs/campers and other recreational vehicles without prior written approval, park only in designated spaces, no maintenance work can be done on the property, etc.

My seller financing contract strictly forbids residential improvements and also states that the property is for recreational use only.
