Considering how large those premiums are, it's beyond reckless to keep you in the dark. 

I know that sounds reckless but I do want to skip the single unit dwellings altogether.

Cons being that often college kids live more recklessly and may cause more damage and issues with neighbors.I would love to hear thoughts from people who have been landlords before in these types of markets. 

It is quite reckless IMO To OP as long as you have leave reasonable margin, and enough monthly positive cash flow you can still net some deals but you need to be quick.

What I'm saying is that when something bad happens to someone else there are alternatives to either (a) plowing ahead recklessly down the same path, or (b) running away and not looking back.

BTW, insure properly.Do you engage in reckless and unlawful behavior? 

If you are well insured, if you are not doing anything that is stupid reckless, you will be covered.
