Many very large metros the class C tenant can't keep going, their real wages have been slashed and they're hurting the most and now their rent to income ratios are being pushed over 40% and closer to 50% which they won't be able to keep up, so I think a lot of those major metro C class apartments have peaked and will take a while for them to start to rebound, but it won't be a decline from here on out.

This area is still in the process of recovering, and this will likely be the case with Fort Myers Beach as well, but the surrounding cities have rebounded quickly such as Panama City Beach itself and the general Walton County area.

@George Gammon  we may not have had a country wide bubble like 08 before .. but we had a CA bubble in 1989 to 1992... and many of you would find this hard to believe but even the holy grail of solid real estate San Francisco and silicon valley in those days many properties dropped 50% in value and it was not until 1998 dot com rebound that values got back to 1987 to 1988 peaks.

These days houses in this range tend to be in C- to F areas because the A to B areas those houses have rebounded to 100k to 150k pricing and up etc.
