Don't pick a random city far away. 

This is not some random accidental homeowner who wants to be a landlord and doesn't understand the PM industry.

I see a lot of posts on BP from investors who started with a house hack and crushed it, and a lot of others that bought a random cheap rental property and lost their shirt.Random house hack success post:https://www.biggerpockets.com/forums/88/topics/664999-house-...Random bought cheap property post:https://www.biggerpockets.com/forums/48/topics/1137397-balti...The market is just tough right now with prices high, interest rates high, and transactions down, and lots of demand from both primary buyers and investors.  

But really it's just a random spattering of dilapidated properties that may or may not work. 

Now add in a little bit of equity paydown as you are slowly repaying the mortgage balance, and add a little bit for some theoretical cashflow, and add a little bit due to all of the random tax incentives landlords and small business owners get. 

So what your telling me is you would not take the advice of some random stranger to make the biggest financial decision of your life? 

My properties are all in San Francisco proper which I know like the back of my hand, and I didn’t want to exchange into a random NNN in middle America where I know f*ck all about the area.
