@Ilia Zakharav, There's no problem in selling individual units and 1031 exchanging them as individuals. 

Buying through an agent may provide more transparency, while sheriff sales and auctions can offer deals but often come with risks, like limited property inspection or legal complications.

The struggle comes when you plan to sell, pay close attention to how the bank would treat the loan in the event you would sell.Even though its a bit more work, banks are typically open to these loans as it provides them with additional collateral in the event of default.  

It's not illegal provided you're dislosing it to all parties and not trying to actively hid it.

Consult with an attorney to provide a purchase and sale agreement in your respective state with an assignment exhibit included.
