I have said it before and I will say it again, if you want to hoard cash that is fine but do not pretend that buying cash flow and increasing cash flow are the same thing.....they are not.

Every time I see a multi family listed for sale in these areas, the Realtors want to pretend that they will perform the same as a comparable property in a large market and seldom do they actually know how to run a true cash flow analysis.
