My wife is also all in with me on this path, but will be more of a behind the scenes partner in our endeavours.Even more exciting news,I just found out a week ago my wife is pregnant with our first child and there is no greater motivation for financial freedom than wanting to not be tide down to a full time job so I can watch my child grow.I am excited and motivated to begin this next phase of my life, both personally and financially, and look forward to forming relationships with some fantastic people.

I'm pregnant so I can't do any heavy lifting so we'll need to hire folks to help us and it will probably entail some organizing of the garage to fit everything in there.

Normally I wouldnt leave for a cat 2 hurricane, but with a 4yr old, 2 yr old, and an 8 month pregnant wife its better to just leave than deal with no electric for a few days.

They also believe my house is well below market value so hopefully a sale will come soon so I can move on and my pregnant wife can breathe a sigh of relief hahaI do dream of getting into real estate one day and hopefully this house will be my hardest learning curve but other than the final result (which happens to be the most important) I do believe I followed the rules well of structure first, kitchen 2nd, bathrooms and landscape 3rd all while keeping materials relative to comps.

It is akin to teenagers thinking, " I can't get pregnant (or she can't get pregnant) if we only do it just this once without protection".So, in a series of posts to this thread, I am going to try to outline the dangers for all to see, to at least warn those that read it what they are up against.

Two house payments, truck payment, child support, utilities, newly married by only 2 months, pregnant wife who coudn't get a job at the time cause she also is in the auto industry as an engineer and I could go on but I won't.I am proof of life after the auto industry fall and every day Michigan and Metro Detroit pull ahead more and more as I have 10 times fold from where I was before the fall!
