Its why for all these folks who work with investors in some sort of syndication mode pre emptive REAL communications or reputation management is so critical and it appears many missed that boat and have allowed their companies rep. ( whether deserved or not ) Trashed.

Existing deals will instead be saved by NOI growth driven by rent growth--if you have the staying power to hold on long enough.Supply:  High deliveries remain today mostly because of "hang over" from projects that are taking longer to complete than developers (and industry analysts) expected.

I guess my problem with being too up front about seeing their place is that I don't feel like I'm in a position of power right now to decline people since it's hard enough to find people that I want to even get to that point in the application process in the first place, but I have to snap out of that mindset and have to instead come from a place where I make them believe that I have a lot of other applicants and that it's my standard policy and it's something they'll have to go through if they want my place.....ESPECIALLY if I decide to only take 1st & security from them rather than 1st/last/security.Thanks again!

The POWER of Real Estate Investing is: - Securing an asset via only having to give a capital investment of a fraction of it's price. - Having other persons pay for that other purchase capitol that you did not spend. - Getting to keep all the rewards of appreciation over time be it in rents and/or market value.
