I would recommend house hacking unless you had plans to move out of state.

I'm looking at purchasing a small multi-family rental property in the Allentown or Philadelphia area, and I plan to use the BRRRR strategy.I'm struggling with the best way to analyze potential properties to ensure a solid ARV and would love any advice on effective tools or methods you use.

We both run our own businesses but we feel that real estate will help make sure we both maintain our life plans of not needed to work as much any more.

I would recommend buying a standard SFH with opportunities for an ADU, or a split floor plan where you could rent out the rooms!

After the new home is built, I plan to sell our primary house.

No, he's not an architect, he drew all designs, floor plan, site plan, etc, and we had a structural engineer design his part, and paid an architect to sign off on them.

And also that rates are just going to continue to be an issue, so it's likely something to plan for in rent rates and/or overall investment costs.
