Dump these irritating banks.   

Perhaps, some of the irritation is due to the low cost of homes/inventory in my market, resulting in a trivial amount of commission income upon a successful closing and more importantly, time away from building my real estate business and personal investments.

I've taken to just parking on the street, which is highly irritating but not impossible.

But going around the agent, may just irritate the agent and owner. plus if the seller agreed, you would still have to deal with the agent. 

If you can find a deal that gives you 5-10% cash-on-cash, and/or a 12-15% IRR, it's pretty slick.
