Hi Ven, I personally consider properties that at least cash flow with full occupancy. 

Having trusted boots on the ground makes all the difference when you can’t be there in person.

Personally I find that many of the properties I own show poor numbers from turns and vacancies.

Look into DSCR loans, which use rental income for qualification, allowing you to scale without relying on personal income.

This is my personal opinion, which probably won't be popular.If you are worried about the cost of hiring an attorney to create a proper operating agreement for your LLC, you probably don't need an LLC, and if you choose to use an online site to create an LLC, you probably get the protection you paid for.

Try a Google search for managers or look for an investors group in the area that can provide personal recommendations.1.

I own almost all of my properties here in Columbus and have a few in dayton. 

The fees seem far above what I expected, but I manage my own rentals in FL so am not familiar with PM fees in general.

I am assuming by your post that you are financially invested and own the property.
