I believe the property have appreciated in value just based off recent sales in my market area.

I’ve even priced several models from different manufactures and found what I think would be the perfect piece of land to where if I could get the funding my bigger plan was to divide about half the acreage into 8 or 9 parcels which would be enough to pay back the investors/loan and then take the other half of the acreage and place tiny homes around each on their own couple acres.

Base your decisions on hard facts only and maintain a paper trail. 

It would take 4 years to save another $100k before I could make another purchase based solely on the cashflow.

However, a common benchmark is aiming for at least 6-8% cash-on-cash return based on your total investment (purchase price + rehab + closing costs).Always factor in appreciation potential, tax benefits, and personal risk tolerance.

and even then the return will be fairly low based on the risk you're taking on. 

Really is no program as its all experience based.
